What is a gas rental safety check?

Whether you're a rental provider or a tenant, this information holds significance, not just as a legal obligation but also as an essential safety measure that should not be disregarded.

Changes to the Residential Tenancies Act were implemented in March 2021, surrounding gas and electrical safety obligations for rental providers and renters respectively. By law rental providers, previously known as landlords, must have gas rental safety checks completed for their rental property and current records of the gas safety checks must be kept and available on request.

It is also compulsory that all gas installations and fittings have a gas safety check performed by a licensed and certified gas fitter with Type A servicing accreditation every 2 years.

What are the mandatory gas safety inspections for rental properties?

When our licensed and certified gas fitters perform a gas safety inspection, we assess your property thoroughly for:

  • Leak and pressure retention test on your main gas line
  • Negative pressure test to ensure there are no integrity issues
  • Check gas safety valves
  • Carbon monoxide testing
  • Safety and compliance with all gas safety legislation and regulations
  • Test your gas appliances
  • LPG cylinders (where present)

Verification and evidence of gas safety inspections.

To ensure the safe use of gas devices, certified gas fitters provide gas safety checks according to the new legislation with proper administrative and quality-control documentation. Each Type A gas appliance such as gas stoves, water heaters, and central heating systems that are serviced must have a copy of the documentation of work submitted to the Victorian Building Authority (VBA)  and be supplied to the rental provider.

The completion documentation for a gas safety check must include:

  • All results from testing
  • Details of repairs conducted
  • Full name of tester
  • Licence and registration details
  • Date gas check was performed
  • Relevant actions taken

Implications of gas safety assessments for rental providers.

Landlords have a crucial responsibility to ensure the safety of their tenants through regular gas appliance checks. Form a certified and licensed gas fitter. To maintain compliance, rental providers must conduct gas safety checks on all gas-operated fixtures such as heaters, cooktops, water heaters and main gas lines at least every 2 years.

Implications of gas safety assessments for tenants

As a renter in Victoria, you can now actively ensure your gas safety and the protection of the property that you reside in. All rental properties must have had a gas safety check within 2 years prior to occupancy, or have one arranged before moving in. For peace of mind, tenants can request the date of previous gas safety inspections as well as necessary documents if required.

Gas safety inspection for newly constructed homes

When renting a newly built home, extra gas safety checks may be necessary to ensure that all relevant installations abide by Australian Standard AS 5601.1. It's best practice for rental providers to have a gas safety check performed on a newly built, or renovated, rental home before signing rental agreements with new tenants
